Florida to Georgia: Your Real Estate License Guide

If you’re a Florida real estate agent planning a move to Georgia, there’s one thing worth knowing before you start: getting your Florida to Georgia real estate license transferred isn’t quite as simple as it is for agents coming from most other states. Florida is the one state Georgia does not fully reciprocate with, which means there’s an extra step in the process that most general guides don’t mention. This guide walks through exactly what that step is, what the rest of the process looks like, and how to prepare; written by an agent who holds active licenses in both states.

Why Florida Is Different

Georgia recognizes active, in-good-standing real estate licenses from nearly every U.S. state through its reciprocity program; with one notable exception. Florida-licensed agents applying for a Georgia license must pass a short Georgia Law & Practice supplemental exam in addition to the standard reciprocal application. Every other state’s licensees skip this step entirely.

The good news: this is one additional exam, not a full re-licensing process. You will not be required to repeat Georgia’s full pre-licensing coursework.

How to Reciprocate Your Florida Real Estate License to Georgia

1. Confirm You Qualify

• Your Florida license must be current, active, and in good standing; not lapsed and not under investigation
• It must have been earned through Florida’s original education and exam requirements
• You can only reciprocate at the license level you currently hold (salesperson to salesperson, broker to broker)

2. Gather Your Documents

• Certified license history from the Florida DBPR, generally dated within the past year; request this as early as possible, since it can take several weeks to receive
• Background check: a GCIC criminal background report or equivalent, dated within 60 days of your application
• Lawful presence verification
• The GREC Reciprocal Application along with the $170 application fee

3. Register For and Pass the Georgia Law & Practice Exam

This exam is administered by PSI and covers Georgia-specific real estate law, agency relationships, and disclosure requirements.

Register through the PSI candidate portal once your paperwork is in order.

4. Submit Your Reciprocal Application to GREC

Once you’ve passed the supplemental exam, submit your complete application package: license history, background check, and lawful presence verification then go to the Georgia Real Estate Commission.

5. Line Up Your Sponsoring Broker

6. Complete Your 25-Hour Post-License Course

All new Georgia salespersons, including reciprocal licensees, must complete a 25-hour post-license course within their first year. If you completed a substantially similar course in Florida, ask GREC directly whether it can be applied toward this requirement.
